We offer residential property management for investors and owners of rental properties. If you are an owner who only has one rental property, or an investor who has over one hundred properties, we can manage your properties effectively for you! We take the headache out of staying legally compliant in the state of Maryland, as well as advertising, leasing, collecting rent and keeping good financials for you. • Full leasing package including photos, videos, conducting showings
• Tenant screening- credit, income verification, background check and rent history
• Drafting leases
• Legal compliance- lead certificates, rental license inspections, property registration, use and occupancy permits
• Collecting rent- paying rent has never been easier! Tenants can pay through a tenant portal online by direct deposit or by using a credit/ debit card. We also accept money orders, checks, and provide a special service that allows tenants to pay at local stores such as 7-11, CVS, or Ace Check Cashing stores. We pay you by direct deposit every month straight to your bank account.
• Evictions- filing failure to pay rent cases in district court, posting and mailing notices as required by law, attending evictions, securing properties post-eviction to avoid damage or future legal problems.
• Maintenance- We offer full-service maintenance for a fraction of the cost of hiring a contractor. For larger jobs that require an external company, we have all the right vendors to do the work at an affordable price. We also have a 24 hour emergency maintenance line available for tenants.
• Reporting- We keep detailed records, so you don’t have to worry! We publish an owner statement every month and provide all necessary tax documents at the end of every year. Our reports include invoices with before and after pictures of work done when needed, and clear descriptions of activity happening at your house.
